Most people who build on this island don’t live here yet. They’re reading progress emails from a different time zone and trusting that what’s described is what’s happening.
Usually it is. But you have no way of knowing whether the change order is fair, whether the framing was corrected, whether the schedule slipped for a real reason, or whether the invoice matches the work in place.
We are a licensed general contractor who builds custom homes here. Hired as your representative, we’re not building your project — we’re making sure it gets built properly.
What we do for you
Before construction
- Review plans and specifications for gaps, conflicts and missing scope
- Evaluate bids — are they complete, and are they comparable?
- Contract review — allowances, exclusions, retention, schedule terms
- Budget reality check against real Big Island costs
During construction
- Site visits at each critical stage, with photo reports
- Change order review — is it legitimate, and is the price fair?
- Pay application review — does the invoice match the work in place?
- Schedule tracking and early warning when something slips
- Punch list and closeout — nothing signed off until it’s right
Why a builder makes a better advocate.
A consultant who has never built a house can tell you the drywall looks unfinished. A contractor can tell you the framing behind it was never corrected, what the fix costs, and whether the schedule impact being claimed is real.
We know what these homes cost to build here because we build them. We know the subcontractors, the suppliers, the County process and the lead times — which means we know the difference between a genuine delay and an excuse.
We don’t bid work we’re representing you on. That keeps the advice clean.
